Why Expats?

Almost five million British citizens live or work outside the UK – some temporarily and some permanently - and many of them want to own property in their home country. It can seem difficult to get a mortgage in the UK if you are a British expatriate, but it’s certainly not impossible. Whilst regulatory changes introduced in 2014 have made mortgage borrowing more stringent for anyone paid in foreign currency, specialist mortgage lenders have experienced underwriters who are used to looking at expat applications. Vida will consider lending to existing UK property owners living in over 180 FATF member countries or Confederations.


Who is this product for?

  • British Citizens currently living or working outside the UK who wish to purchase or remortgage investment property in the UK
  • SPV’s registered in the UK where one or more directors is based overseas as an expat
  • Vida can help expats living in over 180 FATF member countries or Confederations (including Australia, America & Canada)

Key Lending Criteria

  • Up to 75% LTV for all countries except Australia (70% LTV)
  • For expats based outside the EEA, properties need a minimum value of £150,000
  • Spouses who are non-British citizens can also be party to the mortgage
  • First Time Landlords (max loan £500K), HMOs and MUBs accepted
  • No Minimum income required, and loan sizes can be up to £1,000,000
  • 40 year term available
