We've created this handy decision tree which can be used to identify what is an investment property loan, and what is considered a Consumer Buy to Let. We are unable to accept Consumer Buy to Let applications.

Consumer BTL Summary

Accepted: What is considered an Investment Property Loan (non-Consumer Buy to Let)

  • SPVs / Ltd Company applications
  • Where other Buy to Lets - in addition to the proposed security - are already owned by the applicant (therefore a professional landlord)
  • Where purchasing at full market value from an estate and the sales proceeds are paid to the estate (this does not apply where the applicant has inherited the property, see below)

Not accepted: Not considered an Investment Property Loan (Consumer Buy to Let)

  • Let to Buy (remortgage of current or former residential property, regardless of whether there is an onward purchase of a new residential property). This would also apply if the applicant had not resided in the property but family members had. NO OTHER BTLs OWNED.
  • Remortgage of an inherited property.
  • Expat remortgaging their former residential property and no other BTLs owned in the UK.
